To make ELSA an energy-efficient apartment house, we integrated several vital systems, each thoughtfully selected for its sustainability benefits:
• Recuperation of Air from Wellness: We use heat recovery ventilation (HRV) systems to harness the warmth generated in the wellness area. These systems can recover up to 95% of exhaust air heat. This system can save up to 30% of the energy required for heating and cooling indoor air, significantly reducing our overall energy consumption.
• Wood Pellet Heating: We’ve chosen an environmentally friendly wood pellet heating system from the Austrian company Hargassner. Pellet heating is known for being:
o Eco-friendly: CO₂-neutral heating, contributing to lower carbon emissions.
o Cost-effective: A greener and cheaper alternative to oil or gas.
o Efficient: Pellets have excellent energy values and are easier to store than wood logs or chips.
o Reliable: Provides consistent heating, aligning with our vision for a sustainable future.
• Loxone Smart Home System: Designed in Austria, this smart system optimizes energy consumption by controlling various electrical functions. It offers:
o Energy Savings: Reduces heating when not needed, saving approximately 30% of energy.
o Lighting Control: Supports natural circadian rhythms with adjustable lighting that provides brighter morning light and softer evening lighting.
o Comfort Management: Automatically adjusts room temperature and lighting to enhance guest comfort without compromising energy efficiency.
• Robust Building Insulation: Comprehensive insulation throughout the building prevents heat loss, ensuring our heating system operates at peak efficiency. Improving insulation is one of the most effective ways to enhance a building’s energy efficiency, with estimates suggesting that a 60-90% increase in the efficiency of building envelopes leads to substantial reductions in energy consumption.
• Photovoltaics: By harnessing solar power, we will generate renewable energy on-site, significantly reducing our carbon footprint after the installation planned in 2025.
