OUR STORY

Our Journey: We started as a group of childhood friends who were hit by revolutionary changes in our country shortly after completing our studies. We were among the first to establish a company focused on electronic data protection and electronic communication security. We utilized our experiences in system file management and data management to establish and develop the first company in the Czech Republic focused on leasing small appliances and household equipment.

Our hearts led us further: We have always been drawn to the challenges of restoring and developing the cultural heritage and landscape of our ancestors. Since 1995, we have invested resources into revitalizing tourism in the Slavkov Forest and the Ore Mountains. We took over dilapidated tourist lodgings and gradually restored them to their original purpose as places for affordable and sustainable rest and relaxation. On the surrounding lands and fields, we built one of the largest eco-farms in the area with a closed production cycle and comprehensive livestock production.

International Expansion to Austria: The year 2015 marked our step abroad. In the world-renowned alpine resort of Hintertux in Tyrol, we have owned and operated pensions and apartments with a capacity of 80 beds since then. In 2022, we decided to combine the latest ecological technologies with accommodation in the high alpine nature and began constructing the luxurious apartment hotel ELSA, scheduled to open in 2024. In the Carinthian ski and lake region, we acquired the traditional pension Marienhof in 2018.

New Horizons: Since 2021, we have been actively operating on the picturesque Greek island of Zakynthos, where, in collaboration with a local architectural studio and other local partners, we are preparing several projects for the construction of small to medium-sized villas combining traditional Greek style with the latest architectural elements and technologies.

A CLOSER LOOK AT OUR ACTIVITIES AND PLANS

– In 1990, we founded Stratos Informatics s.r.o. The company focused on developing an economic information system, with its main clients being leasing companies and insurance firms. Additionally, the company developed software for data security and communication.

– In 1993, a leasing company was established, the first in the Czech Republic to deal with the leasing of small consumer items, utilizing the know-how of its own software for rapid development.

– In 1995, we began purchasing agricultural land in the Karlovy Vary region and gradually bought and reconstructed three farms. This created one of the first organic farms in the Czech Republic, farming 1,300 hectares of land and raising more than 600 head of cattle. We pioneered the “from pitchfork to fork” philosophy, also establishing our own slaughterhouse and butcher shop.

Austria – Tyrol and Carinthia:

– Pension Christina, located directly in the Tyrolean village of Hintertux, a famous ski resort near the Hintertux Glacier. We have owned and operated this 3-star pension with a direct view of the glacier since 2015. Its accommodation capacity is 36 people in 13 double and triple rooms and 1 apartment. – Apartment house Tuxie Haus in the Tyrolean village of Lanersbach, 7 km from the Hintertux Glacier. We have owned and operated it since 2017. Its current accommodation capacity, after modernization and expansion in 2022, is 44 people in 10 apartments and studios with fully equipped kitchens. – Pension Marienhof in Hermagor, Carinthia. We have owned and operated it since 2018. 22 rooms and apartments with a total area of 1,511 m2 offer an accommodation capacity of 50 beds. The property also includes social spaces, a restaurant and kitchen, a wellness area with saunas, and a ski room. Greece – Zakynthos:

– Near the seaside village of Keri, we own a three-story family villa, completed in 2023, which serves as a base for our local business activities. The property is located in an exclusive area on rocky cliffs by the sea, with complete privacy and a 180-degree sea view. The entire property was designed and built with an emphasis on traditional materials and modern technologies, fully utilizing smart home technologies for comfort and security.

– The public interest in a healthy lifestyle inspired us in 2022 to introduce our own brand of olive oil, Oneiro from Zakynthos, to the Central European market (https://www.oneirooliveoil.com/). We own a bottling and labeling line and are currently building its sales network. Despite the sharp rise in oil prices and decreasing yields, our direct access to producers makes this a long-term interesting activity and investment.

– We co-own building plots near the village of Marathia, located 30 minutes from Zakynthos airport in a nature park area. These are 12 plots, each with a minimum area of 4,000 m2, intended for the construction of family villas and houses, already having fully approved building permits. Additionally, we co-own two other exclusive plots with exceptional views and beach access in the Keri-Marathia area.

– Our interest in the island’s beauty and creating a network of local partners led us to establish the real estate agency Blue Zanté Real Estates in 2022 (https://www.bluezanterealestates.com/), focusing on selling luxury villas and plots to investors, mainly from Europe.

Austria – Tyrol:

– At the end of 2024, we will open a new 4-star apartment hotel ELSA in the Tyrolean village of Lanersbach, right across from our existing Tuxie Haus. It will offer 11 fully equipped modern apartments on 800 m2 of floor space, a 200 m2 wellness area with a relaxation pool, saunas, and facilities, including an 80 m2 restaurant. The property will also feature covered parking for 26 cars, including 3 additional outdoor parking spaces for electric vehicles. There will be 2 private apartments for the younger generation of the Jůza family, who will manage its operation. After opening, we plan to develop well-being and health offers for guests in 2025, such as courses on healthy breathing, principles of healthy eating, and other habits supporting longevity and healthy aging.

Greece – Zakynthos:

– On our currently co-owned plots near the village of Marathia, we are ready to offer the construction and subsequent maintenance and operation of private villas (Blue Treasures Marathia Seaside project). There is a shortage of so-called investment apartments and houses in the local market, with not enough modern properties for sale where the land seller is also prepared to ensure the construction and subsequent operation of the property. We are ready to secure the construction of such investment properties both on our plots near Marathia and other already identified locations. For example, in the village of Agalas, we have a preliminary agreement for the purchase of land with a total area of 35,000 m2 and are beginning to prepare project documentation for the construction of apartments and investment villas. Up to 40 of them can be built in this location.

– Near the village of Marathia, the most sought-after tourist location, we also co-own 2 other plots with a project and building permit for the construction of 6 villas for short-term tourist rentals (Marathias Bay Luxury Villas project).

OUR VISION

We believe in a future that is sustainable and healthy for all of us, in harmony with the surrounding environment and nature. For these reasons, we are beginning to integrate and focus our current and future projects on a healthy lifestyle, supporting longevity and healthy aging.

Our life in the pure alpine nature and the heart of Mediterranean life gradually led us to actively explore, study, and apply the principles of a healthy lifestyle and the overall philosophy of harmony between body and mind. Members of our family have already managed to set a healthy lifestyle, significantly improve their health, slow down the aging process, and thus reduce the onset of civilization diseases. We would like to share this knowledge with others.

As part of our business, we want to focus much more on the commercial use of local products, such as the mentioned olive oil, offer accompanying well-being and longevity packages and training programs to guests in the apartment hotel ELSA, and possibly open a dedicated center for these services on Zakynthos.

We would like to connect the clean and beautiful environment of the places where we live and do business with healthy food and an active lifestyle, exercise, relaxation, and a positive outlook on life, and provide all this – both in the backdrop of the mountains and by the roaring sea – to our business partners, customers, and guests.

From a group founded by one person – the father, it has now become a true family business led by the joint efforts of the father and his children, gradually involving other family members, each bringing their own talent and expertise, and where the younger generation is gradually growing, who can help with further development in the future.
